Application Requirements

Necessary Qualifications for Applicants:

Application Fee: $50 for each applicant. Each occupant over the age of 19 must submit a separate rental application. In addition, you must list all residents living at the property on your application. TLS Property Management does not accept co-signers.


Income Requirements: Required to make 3x the rental rate. Please provide two months of income verified by LES, Paystubs, or last year's Income Tax Return.


Rental Verification: TLS Property Management will verify your rental references for the last three years. We ask that you provide the address and contact information, so that we may contact your previous landlord to verify your rental payment history, length of occupancy, and the condition you left the property.


Employment History: Provide proof of employment, such as LES paperwork showing years of service (if military), a letter from your employer, or pay stubs for at least two months. Active-duty military members will be required to submit a copy of orders.



Background Check: A criminal background check will be conducted.

 

Credit Check: TLS Property Management will conduct a credit check for each applicant over 19 years old.


Security Deposit: Equal to one month's rent, refundable upon satisfactory move-out inspection performed by TLS Property Management.


Pets: Most common is a $250 (non-refundable) fee for the first animal and a $100 (non-refundable) fee for each additional animal. The amount may vary based on property and owner requirements. Approval from the homeowner is required based on breed, size, and age of the animal.


Document Requirements: Copy of Driver's License and/or Copy of Military ID.
